Zoning Amendment Application - Bylaw No. 2344 - 1144438 BC Ltd. - CS-3 to R-3 Zone - 27 Seventh Avenue South

TAKE NOTICE that the Council of the City of Williams Lake on Tuesday, April 13th, 2021 at 6:00 PM will hold a VIRTUAL (VIA ZOOM) Public Hearing to hear all persons interested in supporting or objecting to Williams Lake Zoning Amendment Bylaw No. 2344, 2021, being a Bylaw of the City of Williams Lake to amend the "Williams Lake Zoning Bylaw No. 1825, 2002".

Adhering to the COVID-19 pandemic guidelines, the City of Williams Lake has now limited in-person attendance at Council Meetings and Public Hearings to staff and Council only.  However, members of the public may participate in Public Hearings in one of the following ways:

  1. Submit in writing any questions or comments they may have with respect to the application prior to 4:30 PM on the above date of Public Hearing to the attention of the Corporate Services Department, either by hand to the front counter of City Hall, by E-Mail to corporateservices@williamslake.ca, by fax to 250-392-4408, or by mail to City of Williams Lake, c/o Corporate Service, 450 Mart Street, Williams Lake, BC, V2G 1N3 (note that mail delivery must be received at City Hall by the date of the Public Hearing).
  2. Register to participate virtually via Zoom with the Corporate Services Department by E-mailing corporateservices@williamslake.ca or phoning 250-392-1773/1774 by 2:00 PM on the above date of Public Hearing.  Step by step instructions on how to participate via Zoom can be found on the City’s website at www.williamslake.ca/publichearings.

A copy of the proposed Bylaw and relevant background documents may be inspected between 8:30 AM and 4:30 PM, Monday to Friday, inclusive, excluding holidays, from March 25th, 2021 to April 13th, 2021, both inclusive, at City Hall, 450 Mart Street, Williams Lake, BC.

EXPLANATORY NOTE OF THE PURPOSE AND EFFECT OF
BYLAW NO. 2344, 2021


The purpose of Bylaw No. 2344 is to amend the City of Williams Lake Zoning Bylaw No. 1825, 2002, by changing the zoning of the subject properties from Highway Commercial (CS-3) to Low Density Multiple Family Residential (R-3).

The subject properties are located at 27 Seventh Avenue South, legally described as Parcel A (48294M) of Lot 17, Block 3, District Lot 71, Cariboo District, Plan 4629 and the southern part of Lot 16, Block 3, District Lot 71, Cariboo District, Plan 4629. The applicant has requested to amend the Zoning Bylaw to allow for 8 townhouse units in two phases. Each phase will include 4 units. The zoning amendment will also increase the maximum density of the R-3 zone from 44 units/ha to 73 units/ha for the subject parcels only.
